Ed was absolutely lovely to work with. Helped us patch a hole in our wall due to an old air conditioner. Quoted me a price up front and was very good at communicating expectations! He arrived promptly for the project and was very efficient. We had to access our wall through our neighbor’s apartment and he was very respectful of their place keeping it “nice and tidy”! Cleaned up after himself and left things looking nicer than when he arrived.

Like I said, very lovely to work with and considerate…which was a breath of fresh air after the previous contractors and repairmen we worked with.

Why did I wait so long?! Ugh. We had bad patches and crumbling stucco. Called Modern Wall Systems. They are a VA licensed contractor and insured. They came and quoted the same day. Scheduled the repairs for 3 days later. Poof. All those ugly places are now beautifully patched to match our old mission-style stucco. The owner, Ed Santana and his team always arrive 10 minutes early (What?? Really?), finished all three areas in one day (just as they said they would), packed up and left it as clean as before they came. He even added another little spot. Nice people. Beautiful work. Efficient, friendly, they really care that you are happy with their work.

I could write a long story here. But I will save everyone time. Ed is simply great. His price was not the lowest but his work was top notch. He was on time. And helped me set things up w the inspector too. Everyone else tries to upsell their work and make a small job into a big lucrative one for them. Thanks Ed. Wish everyone was like you.

Six stars for Ed! When the EIFS dries, I don’t think I will be able to see what he repaired! I doubt it will even require re-painting…… very personable and professional. Highly recommended – on-time and on-budget!

Hired them for some minor EIFS patching and painting. I was able to schedule immediately and they did a great job with the work and even color matching. Very reasonable price. Will definitely use them again.

Ed has mastered his craft and the principles of customer service. I contacted 5 different EIFS companies and only two offered to bid. Only Ed offered to come out the very next morning, on time as scheduled. I received the written bid and a proposed schedule within an hour of meeting him. We firmed up the schedule and he knocked out the job a day later. Ed and his brother set up with care so as to have minimal impact to the surrounding area. They were very neat and cleaned up as if they were never there. Ed explained every step and material used along the way. I am very pleased with the end result. The texture and pattern match the existing EIFS that was done in the 90s exactly. Without a doubt, I highly recommend modern Wall Systems for your EIFS needs

I had water damage to my courtyard wall. I called and Ed quickly replied. We communicated via text which was great. He came on time, a few minutes early actually and was totally prepared. Ed and his assistant made the wall look just like new in an hour and a half. The price was totally reasonable! Come to find out, I had used him 10 years ago for a different repair and it was still looking like the day he repaired it. I would recommend him to anyone! Best EIFS repair in Virginia Beach!

I’m a difficult client to please. Even though I try to make allowances for typical contractor shortcomings: poor communication, not showing up, leaving messes, etc., few contractors live up to my expectations, Modern Wall Systems has.

I had my electric panel replaced in a less than typical fashion leaving a 6′ x 2′ hole in my wall with two conduits coming out of the concrete next to the wall and bending into the wall. These guys said they’d never seen anything like it, but they loved the challenge.

They waterproofed the area for the city inspection and used a metal stronger than the typical chicken wire for stucco adhesion. They said they couldn’t match my old stucco, but they did, so well that I opted not to paint.

Nice guys. Excellent work at a fair price. The wall is strong and beautiful.

Ed and Jose arrived on time today and completed the stucco repairs quickly and efficiently. I was amazed at how perfectly the patches match the rest of the wall texture. They even repaired a crack near my side gate that I hadn’t even mentioned to them. Ed comes from generations of plasterers in Puerto Rico and is a true pro. Plus, being of Puerto Rican descent myself I enjoyed chatting with him and listening to his New York brogue. Highly recommend MWS.
