The difference between barrier-style and drainage EIFS systems has a major impact on moisture risk.

Not all EIFS systems are built the same way, and understanding which type is on your home can tell you a lot about its moisture risk profile. Here’s a breakdown of the two main categories.

Barrier-Style EIFS

Older EIFS installations, particularly common through the 1990s, were often “barrier” systems — designed on the assumption that the exterior finish alone would keep all water out. The problem: no exterior finish is perfectly waterproof forever, and once water gets behind a barrier system, it has no way to escape. This design is the primary reason EIFS earned a poor reputation in some regions during that era.

Drainage EIFS Systems

Modern EIFS installations use a drainage design: a water-resistant barrier with a drainage plane (often a grooved or matted layer) behind the insulation board, allowing any incidental moisture that does get through to drain out at the base of the wall rather than accumulating.

How to Tell Which System You Have

This isn’t always obvious from the exterior. Home age is a starting clue — homes built or re-clad after the early-to-mid 2000s are more likely to have drainage systems — but the only reliable way to confirm is through inspection, sometimes requiring a small exploratory opening at the base of a wall.

Why This Matters for Repair Decisions

If your home has a barrier-style system, ongoing maintenance vigilance is even more important, since there’s no backup mechanism if the exterior finish is breached. In some cases, converting a barrier system to a drainage system during a major repair or resurfacing project is worth considering.

Discussing Your System

During inspection, we’ll identify which type of system your home has and factor that into our repair and maintenance recommendations accordingly.

EIFS Color Matching Is Trickier Than It Looks

Getting a repair to blend seamlessly with existing EIFS finish involves more than picking the closest paint chip.

One of the more frustrating experiences for homeowners is completing an EIFS repair, only to have the patched area stand out clearly against the surrounding wall. Here’s why color and texture matching is more complex than it appears.

Finish Coats Fade Unevenly

Sun exposure, weathering, and pollution cause EIFS finish coats to fade gradually over years. A brand-new patch, even in the “correct” original color, will often look noticeably different from surrounding material that has weathered for a decade or more.

Manufacturer and Product Discontinuation

EIFS finish products are manufacturer-specific, and formulations change over time. On older homes, the exact original product may no longer be manufactured, requiring a close match from a current product line rather than an exact replication.

Texture Consistency

Beyond color, EIFS finishes come in different aggregate sizes and application textures (fine, medium, coarse, or specialty textures like Quarzputz). Matching texture takes experience — the same trowel technique can produce different results depending on the applicator.

Strategies for Better Blending

Feathering the repair into a larger surrounding area rather than a tight patch

Testing a sample patch in an inconspicuous area before committing to the full repair

In some cases, recommending a full wall or elevation re-coat instead of a spot repair, when blending isn’t achievable

Setting Realistic Expectations

We always discuss color and texture matching expectations with homeowners before starting a repair, since a perfectly invisible patch isn’t always achievable — especially on older, significantly weathered walls. Being upfront about this avoids surprises at project completion.

A practical, seasonal checklist to keep your EIFS-clad home in good condition year-round.

Keeping EIFS in good condition doesn’t require constant attention — but a simple, consistent maintenance routine goes a long way toward preventing costly repairs down the road. Here’s a checklist to work through a couple of times a year.

Visual Walkthrough

Walk the full perimeter of the home, looking for cracks, staining, or discoloration

Check for soft or bulging areas by gently pressing on the wall surface

Look closely at areas below windows, above trim, and near roof-wall intersections

Sealant and Caulk Check

Inspect sealant joints around all windows and doors

Check caulking where EIFS meets other materials (brick, trim, foundation)

Look for cracking, gapping, or loss of adhesion

Drainage and Water Management

Confirm gutters and downspouts are directing water away from walls

Check that weep holes and drainage points (if present) are clear of debris

Make sure landscaping and mulch aren’t directing irrigation spray onto walls

Vegetation and Debris

Trim back shrubs and trees that are in direct contact with the wall

Remove any debris or organic buildup at the base of walls

When to Bring in a Professional

This checklist is meant to catch obvious visual issues between professional inspections — it’s not a substitute for a moisture-scanning inspection every few years. If anything on this list raises a question, that’s the right time to call in a professional assessment.

Woodpeckers can cause real damage to EIFS cladding — and the repair needs to address more than just the hole.

It might seem like a minor nuisance, but woodpecker damage is one of the more common repair calls we get, particularly on homes near wooded lots. Here’s why it happens and what a proper repair involves.

Why Woodpeckers Target EIFS

Woodpeckers are typically drawn to a wall for one of a few reasons: they hear insect activity inside the foam or substrate, they’re establishing territory or attracting mates during breeding season, or they’re drumming on a surface that produces a resonant sound. EIFS foam, being softer than wood siding, is easy for them to penetrate quickly.

The Repair Isn’t Just Cosmetic

A woodpecker hole isn’t just an aesthetic issue — it’s a breach in the water-resistant barrier. Even a small hole allows water intrusion behind the wall system if left unrepaired, so these should be addressed promptly rather than left for a future project.

Proper Repair Process

A correct repair involves removing damaged foam back to sound material, replacing it with matching insulation board, reinforcing with base coat and mesh, and finishing to match the existing texture and color — not just caulking over the hole, which won’t hold up.

Addressing the Root Cause

If woodpecker activity is recurring, it’s worth pairing the repair with deterrent measures — reflective tape, decoys, or in persistent cases, netting over vulnerable areas — since repairing the same spot repeatedly gets expensive.

When to Call a Professional

Multiple holes, holes near windows or roof lines, or any sign of moisture staining around the damage are all reasons to have a professional assess the area rather than attempting a DIY patch.

EIFS repair costs vary widely depending on damage extent, substrate condition, and scope. Here's what goes into an estimate.

One of the most common questions we get is some version of “how much will this cost to fix?” The honest answer is: it depends. Here are the main factors that determine EIFS repair pricing.

Extent of Moisture Damage

A surface-level crack repair with no substrate damage is a fundamentally different scope of work than a repair requiring sheathing or framing replacement. This is why an accurate moisture assessment upfront is so important — it determines whether you’re looking at a cosmetic repair or a structural one.

Access and Height

Repairs on a single-story wall with easy ground access cost less than second-story or hard-to-reach areas requiring staging, scaffolding, or lift equipment.

Finish Matching

EIFS finish coats vary in texture, color, and manufacturer. Matching an existing finish — especially on an older home where the original product may be discontinued — can add complexity and cost compared to a full re-coat.

Scope: Spot Repair vs. Full Wall Section

Sometimes a targeted spot repair is sufficient. Other times, especially with widespread moisture intrusion, it makes more sense to address an entire wall elevation at once rather than patching repeatedly over a few years.

Deferred Maintenance Items

During inspection, we often identify secondary issues — failing sealant joints, minor trim damage — that aren’t urgent but are worth documenting and addressing either now or on a planned timeline, which affects overall project scope.

Getting an Accurate Estimate

Because so much depends on what’s happening behind the wall, the most reliable estimates come after an on-site inspection with moisture scanning, not a phone-based ballpark. We provide detailed, itemized quotes so you know exactly what you’re paying for.

Why Windows and Doors Are the Most Common EIFS Failure Points

Penetrations in EIFS walls — windows, doors, and vents — are where the majority of moisture problems begin. Here's why.

When EIFS systems fail, the problem rarely starts in the middle of a flat wall section. In our experience inspecting and repairing EIFS across Hampton Roads, the vast majority of moisture intrusion issues originate at penetrations — windows, doors, vents, and other wall openings.

Why Penetrations Are Vulnerable

Every window, door, or vent interrupts the continuous water-resistant barrier of the wall system. Proper flashing and sealant details are what restore that continuity — and when those details are installed incorrectly, or degrade over time, water has a direct path behind the wall.

Sealant Has a Lifespan

Sealant joints around windows and doors typically need replacement every 5–10 years, depending on exposure and product quality. UV exposure, temperature cycling, and building movement all cause sealant to lose adhesion or elasticity over time, even when it still looks intact from a distance.

Improper Flashing Installation

Flashing is meant to direct water down and away from the wall assembly. When flashing is missing, reversed, or improperly lapped, water can be channeled directly into the wall rather than away from it — a defect that’s often invisible until damage has already occurred.

What Homeowners Can Watch For

Cracking or gapping sealant around window and door frames

Staining below windows or at the base of door openings

Soft trim boards or window sills

Visible daylight or gaps at corners of window trim

Prevention Through Maintenance

Because penetrations are the most common failure point, they should be the first place checked during any EIFS maintenance inspection — well before problems become visible on the flat wall surface.
