The difference between barrier-style and drainage EIFS systems has a major impact on moisture risk.

Not all EIFS systems are built the same way, and understanding which type is on your home can tell you a lot about its moisture risk profile. Here’s a breakdown of the two main categories.

Barrier-Style EIFS

Older EIFS installations, particularly common through the 1990s, were often “barrier” systems — designed on the assumption that the exterior finish alone would keep all water out. The problem: no exterior finish is perfectly waterproof forever, and once water gets behind a barrier system, it has no way to escape. This design is the primary reason EIFS earned a poor reputation in some regions during that era.

Drainage EIFS Systems

Modern EIFS installations use a drainage design: a water-resistant barrier with a drainage plane (often a grooved or matted layer) behind the insulation board, allowing any incidental moisture that does get through to drain out at the base of the wall rather than accumulating.

How to Tell Which System You Have

This isn’t always obvious from the exterior. Home age is a starting clue — homes built or re-clad after the early-to-mid 2000s are more likely to have drainage systems — but the only reliable way to confirm is through inspection, sometimes requiring a small exploratory opening at the base of a wall.

Why This Matters for Repair Decisions

If your home has a barrier-style system, ongoing maintenance vigilance is even more important, since there’s no backup mechanism if the exterior finish is breached. In some cases, converting a barrier system to a drainage system during a major repair or resurfacing project is worth considering.

Discussing Your System

During inspection, we’ll identify which type of system your home has and factor that into our repair and maintenance recommendations accordingly.

A practical, seasonal checklist to keep your EIFS-clad home in good condition year-round.

Keeping EIFS in good condition doesn’t require constant attention — but a simple, consistent maintenance routine goes a long way toward preventing costly repairs down the road. Here’s a checklist to work through a couple of times a year.

Visual Walkthrough

Walk the full perimeter of the home, looking for cracks, staining, or discoloration

Check for soft or bulging areas by gently pressing on the wall surface

Look closely at areas below windows, above trim, and near roof-wall intersections

Sealant and Caulk Check

Inspect sealant joints around all windows and doors

Check caulking where EIFS meets other materials (brick, trim, foundation)

Look for cracking, gapping, or loss of adhesion

Drainage and Water Management

Confirm gutters and downspouts are directing water away from walls

Check that weep holes and drainage points (if present) are clear of debris

Make sure landscaping and mulch aren’t directing irrigation spray onto walls

Vegetation and Debris

Trim back shrubs and trees that are in direct contact with the wall

Remove any debris or organic buildup at the base of walls

When to Bring in a Professional

This checklist is meant to catch obvious visual issues between professional inspections — it’s not a substitute for a moisture-scanning inspection every few years. If anything on this list raises a question, that’s the right time to call in a professional assessment.

Woodpeckers can cause real damage to EIFS cladding — and the repair needs to address more than just the hole.

It might seem like a minor nuisance, but woodpecker damage is one of the more common repair calls we get, particularly on homes near wooded lots. Here’s why it happens and what a proper repair involves.

Why Woodpeckers Target EIFS

Woodpeckers are typically drawn to a wall for one of a few reasons: they hear insect activity inside the foam or substrate, they’re establishing territory or attracting mates during breeding season, or they’re drumming on a surface that produces a resonant sound. EIFS foam, being softer than wood siding, is easy for them to penetrate quickly.

The Repair Isn’t Just Cosmetic

A woodpecker hole isn’t just an aesthetic issue — it’s a breach in the water-resistant barrier. Even a small hole allows water intrusion behind the wall system if left unrepaired, so these should be addressed promptly rather than left for a future project.

Proper Repair Process

A correct repair involves removing damaged foam back to sound material, replacing it with matching insulation board, reinforcing with base coat and mesh, and finishing to match the existing texture and color — not just caulking over the hole, which won’t hold up.

Addressing the Root Cause

If woodpecker activity is recurring, it’s worth pairing the repair with deterrent measures — reflective tape, decoys, or in persistent cases, netting over vulnerable areas — since repairing the same spot repeatedly gets expensive.

When to Call a Professional

Multiple holes, holes near windows or roof lines, or any sign of moisture staining around the damage are all reasons to have a professional assess the area rather than attempting a DIY patch.

Commercial buildings face unique EIFS maintenance challenges — here's what property managers should have in place.

Commercial buildings with EIFS cladding present a different maintenance picture than single-family homes — larger wall areas, multiple stakeholders, and often higher consequences for deferred maintenance. Here’s what we recommend to the property managers and facilities teams we work with.

Establish a Regular Inspection Cycle

Commercial properties benefit from more frequent inspection cycles than residential — typically annual visual review with a full moisture-scan inspection every two to three years, adjusted based on building age, exposure, and prior repair history.

Document Everything

Keeping a maintenance and repair history for the building’s exterior envelope helps track recurring problem areas, supports capital planning budgets, and provides documentation for insurance or future ownership transitions.

Budget for Proactive vs. Reactive Repair

Reactive, emergency repairs on commercial buildings tend to cost significantly more than planned maintenance, both in direct repair cost and in disruption to tenants or operations. Building EIFS maintenance into an annual capital or facilities budget avoids this cycle.

Prioritize High-Risk Areas

On commercial buildings, focus inspection attention on parapet walls, roof-wall intersections, expansion joints, and any areas with a history of prior repair — these tend to be where problems recur.

Coordinate With Roofing and Other Trades

EIFS failures at roof-wall intersections are often connected to roofing details, not just wall system issues. Coordinating inspection and repair timing with your roofing contractor helps avoid finger-pointing and ensures the whole building envelope is addressed cohesively.

Working With a Specialized Contractor

EIFS repair on commercial buildings benefits from a contractor experienced specifically in EIFS systems, not general exterior contracting — the diagnostic and repair techniques are specialized, and getting them wrong can be costly at commercial scale.

Project Overview

This Suffolk ranch home featured an older EIFS exterior that showed age, discoloration, and localized damage from years of weather exposure. The homeowners wanted to extend the life of the existing system, improve curb appeal, and get a clean, updated look without the cost and disruption of a full tear‑off. EIFS painting and resurfacing provided a cost‑effective way to protect the cladding and modernize the appearance.

Repairs Before Coating

Before any coatings were applied, all EIFS damage was repaired so the new finishes would be both durable and visually consistent. This included:

Patching impact damage and spalls in the lamina.

Repairing cracked or delaminated areas.

Addressing problem spots at corners, terminations, and transitions.

By restoring the integrity of the EIFS first, we ensured the new coatings would bond properly and help prevent existing defects from telegraphing through the finish.

Marble Stone Aggregate on the Foundation

To enhance both durability and appearance at the base of the house, we installed a decorative marble stone aggregate finish on the foundation. This upgrade:

Created a tougher, more impact‑resistant surface at ground level.

Helped conceal existing staining and wear common near grade.

Added a high‑end, architectural accent that visually grounded the home.

The stone aggregate provided a crisp transition between the foundation and the upper EIFS walls, giving the ranch a more polished, custom look.

New Top Coat on All Other EIFS Walls

With repairs complete and the foundation upgraded, we prepared and coated all remaining EIFS wall surfaces with a new high‑performance top coat designed for EIFS and stucco. The process included cleaning, spot priming as needed, and then applying a uniform finish coat to:

Refresh the color and even out previous fading and patchwork.

Help bridge minor hairline surface imperfections.

Improve weather and UV resistance for longer service life.

The new coating tied the entire façade together, blending smoothly with the marble stone foundation and giving the single‑story ranch a clean, updated curb appeal.

Final Results

The completed project delivered a fully repaired, repainted EIFS exterior with a distinctive marble stone aggregate foundation and a uniform new top coat on all other walls. The Suffolk homeowners now have a ranch home that looks freshly updated, better protects the existing EIFS system, and can be maintained with future cleaning and recoating instead of major reconstruction.

Project Overview

Modern Wall Systems restored a failing CMU chimney in Hampton, VA by repairing the masonry and installing a moisture‑managed cement board stucco system designed for long‑term performance in the Hampton Roads climate.

The client chose EIFS for its seamless appearance, long-term performance, and versatility in design accents and textures.

Step-by-Step Installation Process

Substrate Preparation and Waterproofing
The exterior sheathing was inspected and properly prepared before applying a liquid-applied waterproof membrane. This membrane created a continuous moisture barrier, ensuring full substrate protection and long-lasting performance.

EPS Board Installation
Expanded Polystyrene (EPS) insulation boards were installed with precision to form a continuous thermal layer. Architectural foam accents were added at selected areas to highlight window trim, corners, and detail features, enhancing the home’s curb appeal.

Reinforced Basecoat
All walls were covered with two layers of fiberglass mesh and basecoat to provide superior crack resistance, improved impact durability, and a uniform surface profile across all elevations.

Free-Style Textured Finish
A free-style textured acrylic finish coat was hand-applied to match the homeowner’s desired look—creating a visually dynamic and custom appearance. The finish coat offers superior UV stability, color consistency, and low maintenance.

Sealant and Detailing
All terminations, joints, and openings were sealed using an approved elastomeric sealant to ensure complete weatherproofing and long-term watertight performance.

Modern Wall Systems restored a failing CMU chimney in Hampton, VA by repairing the masonry and installing a moisture‑managed cement board stucco system designed for long‑term performance in the Hampton Roads climate.

Reinforced Basecoat
All walls were covered with two layers of fiberglass mesh and basecoat to provide superior crack resistance, improved impact durability, and a uniform surface profile across all elevations.

Modern Wall Systems completed a CMU privacy wall restoration in Virginia Beach, VA after significant cracking and moisture damage developed behind an aging textured finish.

Project Background

The project involved a long CMU (concrete masonry unit) privacy wall finished with an EIFS‑style textured coating that had started to fail in multiple areas. Property owners were concerned about visible cracking, moisture intrusion, and long‑term durability in the coastal Virginia Beach climate.

Existing Wall Problems

During inspection, we found large cracks running along the CMU mortar joints beneath the textured lamina. The primary cause was lack of reinforcing fiberglass mesh in the original system, which left the lamina weak at mortar joints where normal building movement and thermal expansion create stress. These cracks allowed water to migrate behind the finish, leading to localized moisture damage in the EIFS lamina.

Repair Scope and Process

To restore performance and appearance, our team followed a systematic repair process:

What Is EIFS (Synthetic Stucco)?

A Simple Guide for Virginia Homeowners

So, what exactly is EIFS?

EIFS, short for Exterior Insulation and Finish System, is a type of exterior wall cladding that combines insulation, a weather‑resistant barrier, and a textured finish coat in one system. Many people call it “synthetic stucco” because it looks similar to traditional stucco but is built in multiple layers over foam insulation. In coastal Virginia, EIFS is common on both residential and commercial buildings because it can improve energy efficiency and provide a wide range of colors and textures. When EIFS is detailed and maintained correctly, it can perform very well—but when key details are missed, moisture problems and hidden damage can occur, which is why proper inspection is so important.

How EIFS Is Built and How It Works

A typical EIFS wall is a multi‑layer system rather than a single solid coat.

Insulation board: Usually expanded polystyrene (EPS) foam attached to the substrate to add continuous exterior insulation.

Base coat and fiberglass mesh: A cementitious or acrylic base coat embedded with mesh to add strength and impact resistance.

Finish coat: A textured acrylic finish that provides the final color and appearance and helps shed water.

Modern EIFS assemblies also incorporate drainage and improved moisture management details so that any water that gets behind the cladding can drain out instead of staying trapped in the wall. Unlike traditional hard‑coat stucco, EIFS is generally lighter, more flexible, and provides more insulation value because of the foam layer.

Benefits of EIFS for Homes and Buildings

When installed properly, EIFS offers several advantages for owners in Hampton Roads and the surrounding areas.

Energy efficiency: Continuous exterior insulation can reduce heat loss in winter and heat gain in summer, helping stabilize interior temperatures and potentially lower utility bills.

Design flexibility: EIFS can mimic many looks—smooth stucco, heavy textures, or even stone‑like finishes—while also supporting custom architectural foam shapes, trims, and bands.

Crack resistance: The fiberglass mesh embedded in the base coat helps the system better absorb building movement compared to some rigid finishes.

Comfort and sound: The insulated wall assembly can contribute to better indoor comfort and some sound reduction from outside noise.

For property owners who want curb appeal and energy performance, EIFS can be a strong option when it is designed and detailed correctly for Virginia’s climate.

Common EIFS Problems and Why They Happen

Most EIFS “horror stories” trace back to installation details—not the system itself.

Moisture intrusion at openings: Windows, doors, decks, railings, and rooflines are common leak points when flashing, sealants, or terminations are missing or failing.

Lack of drainage: Older barrier‑type EIFS systems without drainage can trap water inside the wall if leaks occur, leading to rot or structural damage over time.

Ground contact and hardscape contact: EIFS that runs down to grade, driveways, patios, or roofs is more vulnerable to moisture wicking, impact damage, and insect pathways.

Poor maintenance: Cracked sealant joints, damaged finish, or ignored repairs allow small issues to grow into costly problems.

Because EIFS issues are often hidden behind the surface, buyers, sellers, and lenders may be cautious about EIFS homes unless a professional inspection documents the actual condition.

How a Professional EIFS Inspection Works

Our EIFS inspections are designed to give Hampton Roads owners clear answers instead of guesswork.

Visual survey: We walk the exterior, looking closely at EIFS terminations, windows and doors, roof‑wall intersections, decks, railings, utility penetrations, and any visible cracks or staining.

Details and drainage: We check for proper sealants, flashing, kick‑out flashing, weep or drainage details, and any areas where EIFS may be in contact with grade or hard surfaces.

Moisture testing where appropriate: Depending on access and conditions, we may use moisture meters or probing in suspected problem zones to assess whether hidden moisture is present.

Clear documentation: You receive a written report with photos, notes on risk areas, and practical repair or maintenance recommendations tailored to your property.

For a limited time, Hampton Roads residents can schedule an EIFS inspection starting at $250, which is a small investment compared to the potential cost of hidden moisture damage.

If your EIFS shows issues, most problems can be addressed with targeted repairs and upgrades rather than full replacement.

Localized repairs: Cut out and replace damaged foam and finish, repair impact damage, and correct poor terminations or transitions where water can enter.

Sealant and flashing upgrades: Replace failing sealants, add or correct flashings and kick‑out flashings, and improve high‑risk details around windows, doors, and roofs.

Resurfacing and color changes: Renew aged or discolored EIFS with new finishes or color‑matched coatings so the exterior looks fresh and consistent with the rest of the building.

Moisture management improvements: Add drainage tracks, liquid‑applied waterproofing, and other integrated moisture‑management components to help older systems perform more like current best‑practice EIFS assemblies.

A thoughtful repair plan can extend the life of your EIFS system and help protect both the structure and your property value in the Virginia coastal climate.

Is EIFS Right for My Property?

Whether EIFS is the right fit depends on your goals, existing construction, and maintenance expectations.

For existing EIFS homes and buildings, the key question is not “Is EIFS bad?” but “How was this system installed and how is it performing today?”.

For new projects, EIFS can be a strong choice if it is designed with proper drainage, flashing, and moisture management from the start and maintained on a regular schedule.
