EIFS (Exterior Insulation and Finish Systems) is a durable, energy-efficient cladding when properly installed and maintained. But like any exterior wall system, it needs periodic attention. Catching problems early can mean the difference between a simple patch repair and a full remediation project.
1. Hairline Cracks in the Finish Coat
Small cracks in the stucco-like finish are common and often cosmetic, but they can also be the first sign that moisture is getting behind the wall system. Left unaddressed, cracks widen over time and allow water intrusion at the substrate level.
2. Dark Staining or Streaking
Discoloration — especially near window sills, roof lines, or wall penetrations — is often a sign that water is tracking across the surface instead of shedding properly. This is one of the most common indicators our inspectors look for during a non-intrusive moisture scan.
3. Soft or Spongy Areas
If you press on the wall and feel give, that’s a sign the substrate underneath may have deteriorated from trapped moisture. This is not something to wait on — soft spots typically indicate active water damage to the sheathing.
4. Bulging or Rippling Sections
EIFS should have a flat, consistent surface. Bulges or waves usually point to bond failure between layers or moisture-related substrate breakdown.
5. Visible Gaps at Windows, Doors, or Trim
Sealant failure around penetrations is one of the most frequent entry points for water. Even a small gap can allow significant moisture intrusion over a rainy season.
What to Do Next
If you’re seeing any of these signs, a professional EIFS inspection can identify the extent of the issue using non-intrusive moisture scanning — no probe penetrations or guesswork. Modern Wall Systems has served Hampton Roads homeowners and property managers with EIFS inspection and repair for years, and we’re happy to take a look.
