One of the most common questions we hear from homeowners and property managers is simple: how often does EIFS actually need to be inspected? The answer depends on a few factors, but there are some general guidelines that apply to most properties in our region.
Annual Visual Checks
At minimum, a homeowner or facilities manager should walk the exterior once a year, looking for the warning signs covered in our EIFS repair guide — cracking, staining, soft spots, and sealant gaps. This can often be done without a professional, though it helps to know what to look for.
Professional Inspection Every 3–5 Years
A full professional inspection using moisture scanning equipment should happen every three to five years for most residential properties, and more frequently for commercial buildings or homes in flood-prone or high-humidity areas of Hampton Roads.
Before Buying or Selling a Home
If you’re in a real estate transaction involving an EIFS-clad property, a pre-purchase or pre-listing inspection is strongly recommended. EIFS issues that go unnoticed can become a significant negotiating point — or a costly surprise — after closing.
After Major Storms
Hampton Roads sees its share of severe weather. After any major storm event, it’s worth a quick visual check for new cracking, impact damage, or dislodged trim, especially around roof-wall intersections.
Why Non-Intrusive Inspection Matters
At Modern Wall Systems, our inspection methodology uses surface moisture scanning rather than probe penetrations, meaning we can assess your wall system’s condition without creating new points of vulnerability in the process.
