When EIFS systems fail, the problem rarely starts in the middle of a flat wall section. In our experience inspecting and repairing EIFS across Hampton Roads, the vast majority of moisture intrusion issues originate at penetrations — windows, doors, vents, and other wall openings.
Why Penetrations Are Vulnerable
Every window, door, or vent interrupts the continuous water-resistant barrier of the wall system. Proper flashing and sealant details are what restore that continuity — and when those details are installed incorrectly, or degrade over time, water has a direct path behind the wall.
Sealant Has a Lifespan
Sealant joints around windows and doors typically need replacement every 5–10 years, depending on exposure and product quality. UV exposure, temperature cycling, and building movement all cause sealant to lose adhesion or elasticity over time, even when it still looks intact from a distance.
Improper Flashing Installation
Flashing is meant to direct water down and away from the wall assembly. When flashing is missing, reversed, or improperly lapped, water can be channeled directly into the wall rather than away from it — a defect that’s often invisible until damage has already occurred.
What Homeowners Can Watch For
- Cracking or gapping sealant around window and door frames
- Staining below windows or at the base of door openings
- Soft trim boards or window sills
- Visible daylight or gaps at corners of window trim
Prevention Through Maintenance
Because penetrations are the most common failure point, they should be the first place checked during any EIFS maintenance inspection — well before problems become visible on the flat wall surface.
