Project Background
The project involved a long CMU (concrete masonry unit) privacy wall finished with an EIFS‑style textured coating that had started to fail in multiple areas. Property owners were concerned about visible cracking, moisture intrusion, and long‑term durability in the coastal Virginia Beach climate.
Existing Wall Problems
During inspection, we found large cracks running along the CMU mortar joints beneath the textured lamina. The primary cause was lack of reinforcing fiberglass mesh in the original system, which left the lamina weak at mortar joints where normal building movement and thermal expansion create stress. These cracks allowed water to migrate behind the finish, leading to localized moisture damage in the EIFS lamina.
Repair Scope and Process
To restore performance and appearance, our team followed a systematic repair process:
- Removed all moisture‑damaged EIFS lamina sections to expose sound CMU substrate and allow trapped moisture to dry.
- Prepared and cleaned the wall surface to ensure proper adhesion of new basecoat and mesh reinforcement.
- Wrapped all walls with two layers of 4.5 oz fiberglass reinforcing mesh embedded in basecoat, creating a continuous reinforced lamina over the CMU and mortar joints.
- Applied an additional basecoat to smooth, level, and unify the surface in preparation for the new finish.
- Installed a durable sand‑textured acrylic finish coat to match the surrounding architecture and provide added weather resistance.
- Sealed all critical joints, terminations, and transitions with manufacturer‑approved elastomeric sealant to protect against future water intrusion.
Final Results
The completed repair created a reinforced, crack‑resistant EIFS lamina over the CMU privacy wall, eliminating visible cracking along mortar joints. Enhanced mesh reinforcement and proper sealant details now provide long‑term moisture protection suitable for Virginia Beach’s coastal environment.
