If you own a home or building with an EIFS (synthetic stucco) exterior, dirty windows aren’t just a curb-appeal problem — they can be a warning sign for something happening underneath your wall system.
Why streaking on EIFS is different
EIFS finish coats are textured and porous, especially in lighter colors. That means anything running down your glass — dust, pollen, algae, general grime — washes onto the wall below and stains it. Once that staining sets into the texture of the finish coat, it’s far harder to clean than the window itself.
But streaking is the minor issue. The bigger one is what’s happening at the window perimeter.
Windows are the #1 weak point in an EIFS wall
The sealant joints around windows are one of the most common failure points in any EIFS system. When that sealant cracks, shrinks, or pulls away from the frame, water can get behind the wall assembly — and because EIFS is a barrier system, moisture that gets in doesn’t always show up on the surface right away. By the time you see staining, bulging, or soft spots, the damage underneath may already be significant.
A few signs worth watching for around your windows:
- Cracked, shrinking, or missing sealant at the window frame
- Dark staining or discoloration streaking from window corners
- Soft or spongy-feeling wall surface near the trim
- Cracks in the finish coat radiating out from window corners
- White chalky residue (efflorescence) below sills
A simple way to catch it early
Here’s the upside: if you’re already having your windows cleaned, that crew is standing exactly where they need to be to spot these issues early. A trained eye doing a quick visual check during a routine window cleaning can catch sealant failure long before it turns into a structural repair.
That’s the idea behind our window clean → EIFS inspection referral process. Our sister company, Squeegee Gang, checks window perimeters for exactly these warning signs during every cleaning visit. If anything looks off, we connect you with Modern Wall Systems for a free exterior wall inspection — no cost, no obligation, just an honest assessment from a CEI/CEM/CEP-certified team.
The bottom line
Clean windows do more than look good. Keeping them clean — and having someone actually look at what’s happening around them — is one of the easiest ways to catch EIFS moisture problems while they’re still cheap to fix.
