A Simple EIFS Maintenance Checklist for Homeowners

Keeping EIFS in good condition doesn’t require constant attention — but a simple, consistent maintenance routine goes a long way toward preventing costly repairs down the road. Here’s a checklist to work through a couple of times a year.

Visual Walkthrough

  • Walk the full perimeter of the home, looking for cracks, staining, or discoloration
  • Check for soft or bulging areas by gently pressing on the wall surface
  • Look closely at areas below windows, above trim, and near roof-wall intersections

Sealant and Caulk Check

  • Inspect sealant joints around all windows and doors
  • Check caulking where EIFS meets other materials (brick, trim, foundation)
  • Look for cracking, gapping, or loss of adhesion

Drainage and Water Management

  • Confirm gutters and downspouts are directing water away from walls
  • Check that weep holes and drainage points (if present) are clear of debris
  • Make sure landscaping and mulch aren’t directing irrigation spray onto walls

Vegetation and Debris

  • Trim back shrubs and trees that are in direct contact with the wall
  • Remove any debris or organic buildup at the base of walls

When to Bring in a Professional

This checklist is meant to catch obvious visual issues between professional inspections — it’s not a substitute for a moisture-scanning inspection every few years. If anything on this list raises a question, that’s the right time to call in a professional assessment.
