Project Overview
Modern Wall Systems was contracted to manage a commercial EIFS repair in Virginia Beach, VA, addressing moisture intrusion and finish deterioration at the lower wall areas of a coastal property. The goal was to restore both the system’s performance and aesthetic appeal while ensuring proper moisture management and long-term protection.
This project involved targeted EIFS removal, substrate waterproofing, new insulation installation at code-compliant elevations, and a seamless system restoration using manufacturer‑approved materials.
Step-by-Step Installation Process
- System Removal and Evaluation
Existing damaged EIFS was cut back and removed from the affected wall sections to expose the underlying substrate. This step allowed us to assess hidden moisture damage and verify the integrity of the base wall assembly. - Liquid Waterproofing Application
The exposed substrate was cleaned, prepared, and coated with a liquid-applied waterproof membrane. This formed a continuous barrier against future water penetration and established a solid foundation for new EIFS installation. - EPS Insulation Installation
New EPS insulation boards were installed at the proper elevation above grade, maintaining a safe distance from landscaping and lawn areas to prevent wicking or moisture absorption. This not only improved drainage but also extended the life of the wall system. - Basecoat and Reinforcement Layers
The repaired wall sections were reinforced with two layers of fiberglass mesh embedded in a polymer-based basecoat. This double-reinforced system provided extra durability and impact resistance, ideal for commercial environments. - Finish Coat Application
A sand-textured acrylic finish coat was applied to blend seamlessly with the adjacent wall surfaces. The finish provided a uniform appearance and strong weather resistance suitable for Virginia’s coastal climate. - Sealant and Detailing
All joints, transitions, and terminations were sealed with an approved elastomeric sealant, ensuring watertight continuity and protecting the newly restored sections from future moisture intrusion.
Results
The Virginia Beach EIFS repair project successfully restored the building’s façade to a like-new condition. The new wall system now delivers improved moisture control, better ground clearance, and a durable, uniform finish that enhances the building’s professional appearance. The property owner gained renewed confidence in both the performance and longevity of their exterior cladding.
