Keeping EIFS in good condition doesn’t require constant attention — but a simple, consistent maintenance routine goes a long way toward preventing costly repairs down the road. Here’s a checklist to work through a couple of times a year.
Visual Walkthrough
- Walk the full perimeter of the home, looking for cracks, staining, or discoloration
- Check for soft or bulging areas by gently pressing on the wall surface
- Look closely at areas below windows, above trim, and near roof-wall intersections
Sealant and Caulk Check
- Inspect sealant joints around all windows and doors
- Check caulking where EIFS meets other materials (brick, trim, foundation)
- Look for cracking, gapping, or loss of adhesion
Drainage and Water Management
- Confirm gutters and downspouts are directing water away from walls
- Check that weep holes and drainage points (if present) are clear of debris
- Make sure landscaping and mulch aren’t directing irrigation spray onto walls
Vegetation and Debris
- Trim back shrubs and trees that are in direct contact with the wall
- Remove any debris or organic buildup at the base of walls
When to Bring in a Professional
